A 1.84-acre empty lot on the island has been sold for a record-breaking $105 million to an undisclosed buyer. The seller was German developer Mikhail Peleg, who had initially intended to build a home on the property but decided to sell due to a change in personal plans. The sale marks the highest amount ever paid for a property on the exclusive man-made island, which is known for its high-security measures and celebrity residents, including Ivanka Trump and Jared Kushner, and Tom Brady.

Indian Creek Island is a desirable location for the ultra-wealthy, boasting only 41 properties and a highly secure environment with its own police force and patrols by sea and air. The lot that Peleg sold borders two of the three properties that Jeff Bezos has acquired on the island. The purchase price is almost four times what Peleg paid for the land in 2018, and despite initial aspirations of selling it for $200 million, the final sale price still represents a significant profit for the seller.

The new buyer has the opportunity to build a mansion on the prime land, which faces Biscayne Bay. This transaction underscores the skyrocketing values of luxury real estate in Miami, particularly in exclusive neighborhoods like Indian Creek. The previous record for the most expensive land sale on the island was set by Jeff Bezos in May 2024 when he paid $87 million for his third property. This latest deal is likely to further inflate property values on the island, as it sets a new benchmark for the cost of land in the area.

Indian Creek's appeal lies not only in its exclusivity and security but also in its desirable location and the status symbol it represents among the ultra-rich. The island's limited availability of land and high-profile residents are key factors driving up prices, with luxury real estate prices in the area outpacing the national average by a significant margin. The new sale is expected to increase the demand for properties on the island, potentially pushing values even higher.
